We advertise all our properties on the leading online property portals, including Rightmove, Zoopla, Primelocation and many more. We pay particular attention in providing good quality digital photographs and detailed accurate property descriptions. We also offer additional marketing options including professional photography and premium listings on the portals.
TENANT VIEWINGS
We have a detailed conversation with all applicants about their suitability for your property even before a viewing is arranged, this includes us getting an understanding of their current situation, such as why they are wanting to move from their existing home? Are they employed? Are they earning enough to afford the rent? Once we are happy with the enquiry we arrange an accompanied viewing with one our professional staff, if the applicants wish to proceed and take up the tenancy we then take a Holding Deposit from them, the tenants get a clear receipt and then completes the application referencing form.
Before an applicant can start a tenancy they must provide all the information we need to enable full reference checks to be completed, this includes checks on: identification, income, employment, previous landlord, electoral role and affordability. Once the referencing is passed we will collect the first months rent and a bond/deposit (which will be registered in accordance with current legislation in a Government Approved Scheme). You will be kept up to date throughout this process.
INVENTORIES & INSPECTIONS
At the start of a tenancy a detailed written and photographic condition inventory is completed and signed by the tenants to confirm the findings. We will inform the local council that the tenants have moved into the property and are liable for the council tax, we will also take meter readings, the tenant being responsible from this point. Throughout the tenancy we will inspect the property regularly and check the condition against the original inventory. We will provide you with detailed reports and discuss any issues or repair requirements with you.
PROFESSIONAL APPROACH
Our helpful experienced staff and dedicated lettings software ensures we are organised. With daily online bank reconciliation we ensure that accounts are up-to-date and any arrears are promptly chased. Tenants can pay their rent by standing order, online into our account, by cash into our client account or by card payment over telephone.
We process quick payments to landlords with detailed computerised statements showing all income and expenditure.
MAINTENANCE
As well as managing day to day maintenance issues and arranging legally required safety checks we also operate an emergency out of hours contact line for tenants. This is a service for all our tenants of managed properties and is for genuine out of hours emergencies. This relieves clients from the constant responsibility of being a landlord. In fact, most tenants prefer agency managed properties. If you are a landlord who has managed a property yourself you will be aware how important this service is as tenants calling you at 11.00pm with a leaking boiler isn’t ideal! We can also arrange works if your property requires a refurbishment before letting. Before a tenancy can commence we will ensure that your property has an EPC (energy performance certificate) and a Landlords Gas Safety Certificate to comply with current legislation.
